Land Sale Update – March 9th

We are in the process of selling the vacant land to the south of our parking lot. Here is a little more information about the next few steps.

Step #1 – Subdivision
The land is currently registered as a single parcel. In order to sell, we must subdivide and zone the vacant portion. The costs associated with this step are approximately $30,000. We are currently raising those funds to get the process started. As of today, we have raised $12,665 and are so grateful for the generosity of those who have already invested in this area. Once we have the land subdivided, we can move on to the next step…listing the property.

Step #2 – Listing the Property
Our plan is to list the property to ensure that we get fair market value and the best neighbour for the church. As we continue down this path we will post more updates…but you may have some questions already. Questions like: Why sell the land now?

With the new road being completed along the back of the church, the province will be closing the access to the perimeter. Caron Road will be minimally maintained as a gravel road, but Rockall Road will be the main thoroughfare for the neighbourhood. It would be beneficial for us to build an approach off Rockall Road. It also makes sense at this time to hook up to municipal water and sewer. We currently haul water and waste and those costs continue to rise. The back of the church is not as visually appealing as the front. We would like to remedy that with some landscaping, trees and signage. Essentially turning the back of the church into the front of the church. All these plans come with significant price tags. With demand for land being high, especially with all the new construction around us, the timing is good for us to list the land we are not using and have no plans to use.
